Today's blog features special guest and longtime friend of mine, Jürgen, who has been an important mentor and inspiration to me throughout my life. I asked him some questions and thought I would share some of his wonderful tips.

What inspires you to come into work every day at the age of 87?

Many years ago, about 50 years ago, I saw a quote by Albert Einstein that said: "Never grow old - no matter how long you live." I have accepted that, and have applied it for a long time, never thinking about my age at any time! Everybody in my office knew I would never retire. I'm happy with what I'm doing and I couldn't do any better.

Real estate seems to be changing all the time. What seems to stay the same in our business?
All the bells and whistles out there, people don't care about them. People want to be treated well. I don't say "treat people the way you want to be treated," I say "treat people how they want to be treated!"

What is the most important principle you shared with the 100+ agents you've employed over the years?
Tell the truth. That is the most important thing. I always told people when I hired them that if they want to make any transactions, they need to take a straight line. What I mean by that is: if you have to deviate from the straight path to get a sale, don't do it. That's not how work should be done. If you always tell the truth, you never have to worry in the afternoon about what you told someone in the morning.

What is your key to success?
Always be positive! I cannot afford the luxury of negative thinking. 50 years ago, a young lady I had been dating for four years dumped me! I had a very wise teacher at the time who asked me how I would think about it 10 years from now. I said I would probably have forgotten about it by then. "Then why don't you think about it that way NOW," they responded. In short, don't sweat the small stuff, have fun, and enjoy life!

I have been very blessed in my life to be surrounded by some amazing mentors who have helped me succeed greatly. I wanted to share with you some of my greatest mentors and some of their greatest lessons. Hopefully, some of this advice strikes a chord with you, it will definitely give you an insight on how I run my business.



The first person I want to mention is my father, Bernard Brouilette. He taught me that working hard, working smart, and persevering can enable you to do anything in your life.  Another thing he taught me was that a quitter never wins and a winner never quits. He accomplished everything in his life he wanted to and his perseverance and unstoppable attitude enabled him to live the life of his dreams. 



Another great mentor in my life has been Mike Ferry. Mike is one of the best and most-respected real estate coaches in the country, and one of the smartest men in the business. He taught me that I can achieve any goal in real estate by writing out a plan, following the right system, and providing world class service.

The next person I will mention is Ivan Misner, founder of the largest referral organization on the planet, and a fellow magician. He believes in the philosophy of "Giver's Gain", if you give business to others, they will give business back to you. I have been able to share a tremendous amount of business with affiliates around the globe with the help of Ivan and his advice.

Finally, Jurgen Keller, who has worked with me for the past 32 years. He has always taught me that you should tell the truth constantly and not allow yourself to have a negative thought.

2. Do you have a high level of motivation to move to a new home?

4. Is your home prepared to yield you the highest sale price possible?

Know What Your Agent's About Before Hiring Them

Hiring the right agent can make the difference between a profitable real estate venture and a nightmare. With so many agents out there, it's important to know what separates a great agent from a mediocre one. Here are some questions you should ask when interviewing agents:

Can you furnish a list of client testimonials? 
Testimonials demonstrate what past clients have experienced when working with the professional you're looking to hire. The more success stories an agent has, the more likely you are to have a great experience working with them.

How man Years of full-time experience do you have?
Over 80% of all agents who apply and get licensed in the state of Massachusetts never show up their second year to pay their dues as a real estate professional. This means there is a high turnover rate in our industry - don't get stuck with someone who isn't in it for the long haul.

Can you furnish your skills as a negotiator?
Ask your agent for examples of what they've done in the past as a professional negotiator. There's no better way to judge an agent's skills than to have them provide you with proof.

What is your average differential between list price and sale price?
Not usual on a board of Realtors for there to be a difference between the sale price and the list price of about 5%-7%. If your agent's differential is lower than that, you could be in trouble.

How does your average differential between list price and sale price differ from that of your board of Realtors?
Ask your agent to draw a comparison between your agent's professional performance and that of the average for the board on which the agent works.

What professional organizations and resources will you use to sell our home?
Ask about their affiliates and their organizations. Do they belong to a chamber of commerce, to Business Network International? Will they be able to access the resources of the community? Do they have strong ties and relationships to professionals such as investors, appraisers, mortgage companies,  and attorneys? These ties can make a huge difference in your real estate transaction.

How many homes do you sell on average per month?
The general public doesn't realize the average licensee sells fewer than 3 homes per year. If your agent sells fewer than 12 homes a year, you're probably hiring a part time agent.

Who are affiliates and how do they impact you when you hire a world-class salesperson?

Most of us have received medical or dental treatment of some sort. As you probably noticed, there are many people between you and the individual who performs the surgery. There is someone at intake, the preliminary people who get you ready for the procedure, and people who take care of you after. The many people you encounter range from nurses and assistants, to doctors and technicians. There are many affiliates associated with how you view the procedure. Just one could change an otherwise positive experience into a negative one. 

The real estate process is no different. When you hire a real estate salesperson, you are hiring an affiliate that may impact how clients view you - they can make a huge difference with how others view their experience.  When you decide to sell your home at this time of year, the question inevitably comes up: "Should I sell now or wait until Spring?" So, what is the answer? Well, it's not simple.There are a lot of different factors involved. 1st and foremost, you have to look at your family's needs, your circumstances regarding work, where you want to move, and if it's going to be available in the spring.

Once you go through these factors, there are a number of factors regarding the real estate market that may impact your decision. Interest rates are in the low 4%'s right now, which are historically low. While it's true we don't know what the market is going to look like in the spring, we know that it looks good right now, especially for fist time buyers. 

Another thing to think about is appreciation. Yes, it's true that your home will probably appreciate in value if you wait until Spring to sell. However, the home you will purchase will also probably increase in price as well. 

You will also want to look at competing homes on the market and if there are homes similar to yours up for sale right now. If there aren't, you have the advantage of being a unique home and if there are a lack of similar homes, you will be able to get more money.

In our area in the past year alone, there have been 6,786 expired listings. These are homes that were listed by a real estate professional but failed to sell. They became dead listings and the seller was stuck with them. There are 5 primary reasons this happens and we want to let you know about them so you can understand what is happening and how to resolve those issues.
  1. Non-Strategic Pricing
    • When an agent or seller fails to price their home properly, that property can become ostracized by the buying population, consequently preventing the sale.
  2. Lack of Exposure 
    • We live in the age of technology, where buyers and sellers alike have access to all the information out there. Failure of homes to sell in this era is due to not being properly exposed through various internet mediums they need in order to gain momentum to sell.
  3. Improper presentation
    •  When a home is not clean, not staged properly, or inaccessible, more often than not it fails to sell.
  4. Lack of effective communication between buyers, sellers, and and brokers.

The Truth About Zillow from a Premier Zillow Agent

I am excited to talk to you today about a very well known and popular real estate website called Zillow. If you haven't heard about it already, Zillow is the most visited real estate site in the United States and it offers a vast array of real estate listings and even a free estimate, called a Zestimate. Many of my clients have mentioned what they believed  their home was worth based on this zestimate. More often than not, the estimate is not very accurate at all.

Zillow is a great site for doing Merrimack Valley real estate research. It can show you what similar homes to yours in Merrimack Valley have been selling for, and it does have a wide variety of listings. However, when it comes to giving accurate estimates, they can't give you as accurate of an estimate as an experienced real estate professional in your market can give you. The information that appears on a zestimate is the result of analysis of the millions of pieces of information that are entered on their site. The problem with this is that their estimate is a combination of generalities that don't take into account your specific home, but base their figure on the average of what similar homes sell for in your area.

It is important for you to know that many zestimates can be up to 10% off your home's actual value. If you list your home based off this type of estimate, you are either going to be severely undervaluing your home, or you are going to overprice, neither outcome is good.  We have encountered zestimates that have undervalued homes by up to $400,000. I happen to be a premier agent for Zillow who handles the Merrimack Valley listings for them. I don't want you to get an inaccurate listing, so whenever you need a real estimate and you want to find out how much money your zestimate could be costing you, please give me a call or send a quick e-mail. If you don't have accurate information, it can cost you great opportunities and a lot of cash.

Today I want to share with you some concepts I have learned in Jeffrey Gitomer's Little Teal Book of Trust. In this book he talks about influence and the reason I want to share these thoughts with you is because when you make the decision to sell your home it's one of the most influential decisions of your life. Because of this, you need to work with someone you can trust.

Some of the characteristics that Gitomer finds in people of influence are listed below, and I have found these things really resonate with me and my business.
  • Smart: a person who can reason and be reasonable. Is this your real estate agent?
  • Shrewd: Beyond being smart, a shrewd person knows that answer that will work for everyone.
  • Knowledgeable: When you have 42 years of experience in real estate you're either knowledgeable or you're not, because you probably wouldn't be there otherwise.
  • Long Term Oriented: When you solve problems, you have to solve them for the client in the long term.
  • Full of Answers: Influencers aren't pushy people. They have the right answer when you need it or can direct you to someone who can help you answer it.
  • Ideas that work: In this industry you have to balance all of the nuances of selling a home in order to get it sold.
  • Be Creative: This is a critical skill needed to satisfy all the parties involved in a transaction.
  • Service-Driven: You see the needs of the client and take care of them without being asked.
  • Great Reputation: Reputations are not just given out, they are earned and they usually mean something.
  • Great Sense of Timing: You need someone who knows when to hold and when to fold, or more generally speaking - will know when it is time to sell and time to buy.
  • Good Attitude: This can dramatically improve the experience of the buyer, which is really all that counts.
  • Well Read: You want someone who learns continuously so that they stay on top.
  • Friendly and Well-Liked: You can tell by a person's experience whether or not they're well-liked. This is important to realtors because we often encounter the same plays over and over again.
  • Gained Customer Confidence: You can usually gauge this on a one-to-one basis, but this distinguishes true professionals from people who are just friendly.
  • Tells the Truth: Especially in real estate, it's always challenging to find someone who will tell you the truth, no matter what.
  • Gets the Job Done: This is critical, and fairly self-explanatory.
Other than these, you need someone who is trusted, successful, a winner, not greedy, and most importantly: a good fit for you.

You need an agent with a trustworthy reputation who will not allow your financial well-being to ever come into jeopardy. I believe that person will be me. But that's ultimately for you to decide.

I have been getting a lot of inquiries about expired listings. Today I'm going to tell you a little about them because they are somewhat common in all markets, including here in the Merrimack Valley.

Expired Listings:

First off, let me explain what an expired listing actually is: An expired listing occurs when a property goes up for sale, but 6 or 9 months later it has not sold and the 'for sale' sign is removed from the yard. In the Northeast Association of Realtors there have been 22,262 expired listings in the past 6 months.

There are a few reasons why these properties do not sell:

  1. Lack of Exposure: If the property is not marketed well, you will not find a buyer with a good fit. Properties need to be marketed locally, regionally, nationally, and even internationally.
  2. Improper Pricing: Homes must be priced accurately and attractively so that buyers see good value in a property. Affective pricing requires lots of experience, so you need a capable agent such as myself to do this for you.
  3. Failure to Negotiate: If the seller and the listing agent cannot bridge connections between buyer agents, attorneys, home inspectors, underwriters, etc, then there will be turbulence. Negotiating is an essential skill in real estate, so once again, you will need to find a capable agent to do this for you.
  4. Poor Communication: If an agent and a client are not in sync, this can cause a cascade of problems to arise in the home selling process.
  5. Lack of Experience on Behalf of Agents: Unfortunately, most homes that do not sell can trace their problems back to a poorly prepared agent who did not bring the seller to an awareness for a successful sale to occur. It takes knowledge and ability to sell a home, and some agents just don't possess the necessary skills.

6 Reasons Why 'For Sale by Owner' Properties Should Hire an Agent

If you're thinking about selling your property on your own, you might want to think again. In a study done by the National Association of Realtors, 'For Sale by Owner' properties sold for 17% less than what homes sold for by professional real estate agents. In an effort to save themselves money, these owner/sellers are actually losing on a big pay out. Real Estate agents will not leave any money on the table because they are professionally trained, seasoned & specialized salespeople.

6 reasons why 'For Sale by Owner' properties should hire an agent:

  1. Owner/Sellers only reach a tiny % of buyers: Real estate agents have many connections and networks to reach clients locally, regionally, nationally, and even internationally. It's estimated that you will get 20-30 times the amount of buyers with a professional agent, as opposed to sticking a 'For Sale' sign in your yard.
  2. Sellers cannot save on commission if a buyer insists on saving it themselves: By selling a home by themselves, owners are trying to save on commission costs to realtors, however, if a buyer realizes there is no agent getting this commission then he/she will probably offer 10-15% below asking price since there is no realtor involved.
  3. Owner/Sellers are not protected by the Errors & Omissions Insurance Policy: This policy enables an agent to be protected by a million-dollar umbrella policy. Basically, this prevents any kind of lawsuit from impacting the seller based upon erroneous information that was passed along in the transaction. If you're selling your own property you would then be directly liable for any mishaps in the process since you took the reigns.
  4. Exposure by 'For Sale by Owners' is not Pre-screened: What I mean is that when buyers come to us wanting to buy a home, we have to 'screen' them. This means making sure that they're pre-approved and that they can actually afford to buy the homes that they are looking at. Owners selling their own homes don't really have this opportunity because it's time consuming, and they will often find their prospective buyers may not even be able to afford their home.
  5. Sellers Can't Always be Objective with the Sale: Selling a property can be emotionally draining, and when a buyer comes in with a low offer this can upset a seller. Real estate agents have no emotional investment in a property, so they can make more level-headed decisions throughout the process that will net you more offers and more money.
  6. You will be working against an army of realtors: Realtor's associations will resist working with you when they see that you are selling a property by yourself. You will then be working against an army of realtors who will be advising buyers not to look at your property. However, you will be working with that army if you hire a real estate agent.

When Should You Sell Your Property to Get the Most money in the Least Amount of Time

Many clients have been asking me recently whether they should wait until the spring to put their homes on the market. Here are a few considerations to make during this process:
  1. What is your timetable for sale? If you have children and would like them to finish school before moving, perhaps waiting until the spring would be a good idea. In this case, allow yourself at least 4 months for this process (from listing to sale) to occur.
  2. However, keep in mind that 60% of homes are listed in the spring and summer. Putting your home on the market earlier will give you a competitive advantage if you don't have any time constraints to deal with. Plus, putting your home on the market when inventory is low will result in multiple offers and possibly a higher selling price.
  3. Consider interest rates. Right now rates are the lowest we've seen in 45 years, and the consensus is that they will probably rise by a point to somewhere around 5%. Because of this, if you have no reasons not to list your home for sale right now, then you should go ahead and put it on the market as soon as possible.
  4. What are the advantages of setting a time-table on your home? If you want to avoid owning two homes simultaneously, you need to plan your move-in and prepare to sell your property ahead of time. Owning two homes at once is tricky financially as well as logistically!

6 Things You Need to Know About Home Inspections

Buying a home is a process with many steps. One of those steps is a home inspection. Frequently I get asked by both buyers and sellers about what a home inspection is.

A home inspection gives the buyer a chance to make sure all issues with the home are taken care of prior to purchasing. There are five common questions about a home inspection that I wanted to answer here.

1. What is the purpose of a home inspection?

The purpose is to make sure you are buying a safe home with no adverse effects that could deplete the value of the home.

2. How do you handle issues that may arise?

This is a great question and it's important to look at the situation with perspective. Everyone wants to know who will pay for the repairs. If you are a buyer and are getting the home for lower than the market value, it may be more beneficial to pay for the repairs than risk losing the home while still saving money.

3. When should you walk away?

If you and the seller can't come to an agreement or if there are damages to the home that can't be fixed such as as mold it may be best to walk away.

4. How can a buyer's agent assist you?

As your agent, it's my job to present the pros and cons of the situation. We can help you negotiate the situation so you are getting the best deal.

5. Should you ever waive a home inspection?

This depends on the situation. In some scenarios such as an auction or buying straight from the bank, you won't have the option of a home inspection. If you get the chance, though, always get a home inspection. It's important to know what condition the home is in before making a financial commitment.
