A question that often gets asked in our marketplace near the end of wintertime is, “Should we list our home when there’s still snow on the ground?”

In the course of a calendar year, most sellers end up selling during the spring. However, if you list your home while there’s still snow on the ground, you’ll be able to compete more effectively while inventory is lower. You’ll also face less competition from other sellers. When there’s less competition, pricing is more stable because there are just enough buyers to churn through low inventory levels.

In other words, listing your home during the snowy winter is an advantage for sellers. On average, the NAR states that 12,561 homes get sold every single day in this country. If you’re thinking about selling your home, don’t let the weather stand in your way.

When is the best time of year to sell your home?

Many people think that they should wait until spring, but there is some evidence to the contrary here in the Merrimack Valley.

First of all, from November 1st, 2016 through December 30th, 2016, 319 single-family houses sold in our market. From January 1st, 2016 through March 31st, 2016, 379 single-family homes were sold. That is a lot of home sales!

Over the Christmas weekend, 41 homes sold in seven days. My point is that we sell homes 365 days a year. People need to buy homes all year round, and motivated buyers prioritize their home search above everything else, including winter weather.

One thing to keep in mind is that, according to the National Association of Realtors, the average licensed real estate agent sells fewer than three properties a year. Our team sells three properties every three and a half days. That’s because we are fully committed to your success. We want to help you get the home of your dreams.
